Thank you for your feedback on the proposal to upgrade and expand the squash courts within the Carrington Park Leisure Centre in Knoxfield.

Community feedback was overwhelmingly positive and as a result, Council recently endorsed the project.

The upgrade and expansion will be undertaken in conjunction with a private operator who will fund the project and run the facility under lease for up to 20 years.

This will be an exciting new sporting opportunity and working in partnership with a lessee is expected to provide significant savings for ratepayers, rejuvenate an ageing facility and deliver contemporary, high quality playing facilities for the community.

Feedback on proposal to lease

We are now seeking further community feedback on the proposal to lease the facility for a period of 20 years to a private company who will fund the project and maintain and operate the facility.

The lease will not impact on any existing activities already undertaken at the facility, except for the four existing squash courts. They will be run in close conjunction with the existing management at the centre.

Tenant: Tiberius4 Pty Ltd t/as Poynton Family Superfund

Lease commencement: 2023

Lease term: 20 years

Options for renewal: Council's discretion

Rental: $229.00 (inc. GST)

Rent review: Annually as per Council’s Fees and Charges Approval Process

Permitted use: Activities associated with the operation and management of a Squash and Racquetball Facility

Outgoings: Payment of all assessments, levies, charges and consumption costs for applicable utilities, telecommunication services and security services applied to the Premises.

Hours of Operation: Hours of operation are at the discretion of the tenant however, all noise emanating from the Premises must:

  • 6am to 12pm Monday to Friday, and
  • 6am to 8pm Saturday and Sunday.

Special conditions:

a. Council to be responsible for engaging and project managing the works, at the Tenant’s expense. Tenant to pay full costs up front, excluding existing Council budgeted funds, before Council enters into any building.

b. Tenant to be responsible for repairs and maintenance, but Council responsible for capital and structural repairs.
