Precinct 1 - Commercial core
This commercial area is expected to see the most change, with an urban feel and vibrant character that focus on active commercial street frontage supporting employment, and residential above.
Boronia is a growing suburb that requires work to revitalise the shopping precinct, green spaces, pedestrian connectivity, and local economy.
Following extensive community consultation, we have developed a draft Boronia Renewal Strategy to shape the future of the suburb. We invite you to share your thoughts about the draft strategy. Have we got the vision for Boronia right? Are there any other opportunities we need to think about?
We are also seeking your feedback on our proposed Planning Scheme Amendment C192knox that aims to implement the objectives and strategies of the Boronia Renewal Strategy into the Knox Planning Scheme.
The key themes of the draft Strategy, developed from community consultation, are:
The vision for shaping Boronia's future is:
A connected and resilient place that values its history and environment, and embraces its forward-thinking community to realise its potential for future generations.
To achieve this vision, nine Key Directions have been identified to stimulate the urban renewal of Boronia. The Key Directions help us make decisions and allocate resources:
The Amendment proposes changes to the current planning provisions to guide the design of new development including the height of new buildings. These changes are needed to guide future development and manage population growth whilst protecting the key public views to the Dandenong Ranges.
The following map of Boronia outlines the proposed boundaries for each Precinct in the Activity Centre. Further information on each Precinct can be found further below the map.

This commercial area is expected to see the most change, with an urban feel and vibrant character that focus on active commercial street frontage supporting employment, and residential above.
The plan provides for a mix of office and commercial opportunities on the ground level and residential housing in upper levels.
This precinct will act as a buffer between the core commercial area of Precinct 1 and the surrounding residential precincts.
It will provide for commercial opportunities that activate the street with a focus on health related businesses, while also allowing for residential housing in upper levels.
Precinct 4 is proposed to be a residential area surrounding Chandler Park. It will act as a buffer area between the core commercial area and the Dandenong Foothills area.
Precinct 5 is proposed as the main residential area to support intensive residential within 800 metres walking distance from the Boronia Train Station.
