Lease commencement: 1 January 2023

Lease term: 10 years (initial term)

Options for renewal: 3 x 5 further term options (at Council's discretion)

Rental: $229.00 (inc. GST)

Rent review: Annually as per Council’s Fees and Charges Approval Process

Permitted use: Activities associated with the operation of the Knox Obedience Dog Club including education, training, socialising, committee meetings and events for their members and the public

Outgoings: Payment of all assessments, levies, charges and consumption costs for electricity, gas, water (excluding water services and usage for the grounds located adjacent to the Premises); telecommunications services; air-conditioning and ventilation systems; and security services applied to the Premises.

Hours of Operation: Hours of operation are at the discretion of the KODG however, all noise emanating from the Premises must:

• Cease by 11pm and the facility vacated by midnight on Fridays and Saturdays, and
• Cease by 10pm and the facility vacated by 11pm Sunday to Thursday

Special conditions: Related to building maintenance within the agreement, which includes a club building maintenance sinking fund, and the implementation of a building condition audit.
